Shopping Downtown is a shopping mall located in Barra da Tijuca, in the capital of Rio de Janeiro. Its architecture draws attention because it resembles a "small town".
Rio de Janeiro's first open mall attracts more and more tenants and about 35,000 consumers per day. Shopping under the open sky has become a charm for cariocas, thanks to the Downtown's democratic and modern profile, which revives the structure of a city itself. The numbers reflect the growing demand from Rio de Janeiro residents and tourists, which already means a movement of 35,000 people a day and almost 4 million vehicles a year.
Upon completing twenty years of existence in 2017, a walkway was built in front of the mall, part of a modernization package at a cost of 75 million reais - more than 2 million reais of which came from private initiative. This walkway was built over the canal next to the mall, in order to facilitate access for those arriving by the Jardim Oceânico Station, being 41 meters long and monitored by cameras.
But those who do not visit the Downtown by car are also guaranteed convenience. The good location is reinforced by the proximity to transportation stations, one option being just 5 minutes away, via the Bosque Marapendi BRT and the other 11 minutes away, via the Jardim Oceânico station, which offers BRT and subway services through the walkway inaugurated in 2018 by the development.
For retailers, the data is also positive, mainly due to the lower cost benefit of the condominium value per square meter in the neighborhood, which raised the occupancy of stores to 90% of the total. The moment is an excellent opportunity for new investors. The expectation is for a 15% increase in foot traffic in the Downtown, which is the main open mall reference in the country.
